Welcome to MLSpulse! To start taking advantage of the power of MLSpulse now, please take a minute to read through this Quick Start Guide. We will show you how to:
  • Change your Password,
  • Set Up a Pulse Watch,
  • Install the Desktop Component (Windows Users ONLY),
  • Set up your Loan Information,
  • Respond to Alerts, and
  • Add Properties to your Portfolio.
 
Step One: Change your Password.
 
Your original password can be set by your Agent or generated by the MLSpulse system when your account is created. We suggest you change this to something that you will remember. Your password can be up to 16 letters and/or numbers long.
To change your password:
  • Click on the Account tab in the MLSpulse navigation bar. This is where your account information is stored.
  • Scroll down to the Change Password area and click in the New Password field. Remove the black bullets and type in your new password.
  • Click in the Repeat New Password field and re-enter your new password.
  • Click in the Current Password field and enter your OLD password.
  • Click the Submit button. Your password has now been changed.
 
Step Two: Set Up a Pulse Watch.
 
When you first logged in, you went to a Pulse Watch Wizard. A Pulse Watch runs on our servers in the background every 10 minutes. It watches for changes to properties that fall within the criteria you specify. For example, if you specify:
 
Amherst, NH
$200,000 to $300,000
Any number of bedrooms
Any number of bathrooms
Any style
Residential
 
If a new home becomes available within the criteria listed above, you will receive an Alert. This also is true if a status changes (Current to Pending to Sold) or a price changes to an amount within your Pulse Watch criteria.
 
This is different from a Search. A Search shows all of the property currently on the market that fits your search criteria, while a Pulse Watch only Alerts you when new or changed listings meet your criteria. A saved search without Pulse Watch enabled will not generate Alerts.
To set up a Pulse Watch:
  1. Click on the Search tab in the MLSpulse navigation bar.
  2. Scroll down the page and select up to twenty towns you would like included in your Pulse Watch. Next, select a price range, style or styles (if left blank, ANY style will be the default) and a property type: residential, condo, mobile home, multi family or land. You can also select from a list of Advanced Options by clicking the Show>> button and selecting additional criteria.
  3. Once you are satisfied with your search criteria, scroll down to the Save this Search area and enter a name for the search in the Name box. You can name the search anything that makes sense to you.
  4. After you have entered the name of the Saved Search, make sure the Pulse Watch box is checked. This allows the search to run continuously in the background and notify you automatically when information changes in the MLS that meets your criteria.
  5. Finally, click the Save button to save your search and start it running continuously on the system.
To edit an existing Pulse Watch:
  1. Click on the Search tab in the MLSpulse navigation bar.
  2. Select the search you would like to edit from the Load this Saved Search drop-down menu. Your search criteria will load into the page.
  3. Make whatever changes you would like to your search criteria. If you no longer wish a saved search to generate Alerts, make sure you uncheck the Pulse Watch box.
  4. Finally, click the Update button to send your changes to the MLSpulse servers.
 
Step Three: Install Desktop Component.
 
The Desktop Component (Xblock) supplies Real Time Alerts to your computer desktop. You do not need to have your web browser or email open to receive Real Time Alerts from MLSpulse. You only need to be connected to the Internet. Each time the Desktop Component detects an internet connection, the house icon will be displayed in your taskbar. To install the desktop component, MLSpulse requires you have a name and at least one phone number in your account settings. This information can be entered in on the Account page.
To install the MLSpulse Desktop Component:
  1. Click the Home tab in the MLSpulse navigation bar. This is your Home Summary page.
  2. Click the "Install the MLSpulse Desktop Component" link, labeled with a red house icon. You will be brought to a Desktop Component Installation page. This page describes the Desktop Component (Xblock).
  3. Click the Install button at the bottom of the page. A pop-up window will appear titled "Downloading MLSpulse Alert Desktop Component"; there will be a red house in the window. Leave this window open during the installation process.
  4. Shortly, a "Security Warning" window will pop up asking if you want to install and run "Setup". The speed of this process depends on the speed of your connection to the Internet. Click the Yes button.
  5. A "Preparing To Install" window will pop up followed by a "Welcome to the InstallShield Wizard for MLSpulse Alerts". Click the Next button.
  6. A License Agreement window will pop up next. Read the licensing agreement and select "I accept the terms in the license agreement" to continue.
  7. Click the Next button. An "MLSpulse Alert Read-Me" will now appear. Read this page, then click the Next button.
  8. A "Customer Information" window will appear next. If the information in the fields is correct, click the Next button to continue. If not, make the appropriate changes and then click the Next button to continue.
  9. A "Destination Folder" window appears next. Use the suggested folder or select another destination, then click the Next button.
  10. A "Ready to Install the Program" window appears next. Click the Install button to continue. An "Installing MLSpulse Alerts" window appears and shows the installation status.
  11. Once completed, an "InstallShield Wizard Completed" window appears with the "Launch Program" box checked. Click Finish to launch the Real Time Alerts Desktop Component (XBlock).
  12. An "MLSpulse Alert Configuration" page will appear next. Fill in your User Name and Password that you use to log in to MLSpulse. If you changed your password, be sure to use your NEW password. You may see a message indicating that you have to restart your computer. When the installation is complete, you should see a red house in the taskbar.
  13. You can now close the "Downloading MLSpulse Alert Desktop Component" window. If you have any problems during your installation please Email support@xtensible.com.
 
Step Four: Respond To Alerts.
 
Alerts are generated by any of the following four events: Changes to Properties in your Portfolio, Agent Alerts, Pulse Watches, and Showing Requests. Alerts tell you that something you are interested in has changed, or your Agent is trying to get information to you.
 
Alerts are delivered in two ways: via email and the Desktop Component. Desktop Alerts cause your house icon to flash from red to green.
  1. If you position your cursor over the flashing house, a summary of the current Alert will be displayed.
  2. Click your right mouse button over the flashing house to display more information about all of the Alerts you have received via the Desktop Component.
  3. If you position your cursor over the flashing house and double-click the left mouse button, a browser window will be launched, bringing you to your Alerts page. This is where all of your Alerts are stored until you delete them. Note: If you have not logged in or have had no activity for 30 minutes, you my have to log in again to reach your Alerts page.
  4. You can also reach your Alerts page by clicking on the Alerts tab of the MLSpulse navigation bar. You will then have a summary of each Alert and why it was generated.
  5. To view details of the Alert, click on the image in the Details column. This will bring you to a detail page (a listing, showing request, etc.). You can then take action on the Alert (Add to your Portfolio, Update a Showing Request, etc.) If you do not have an interest in the property or Alert once you view it, you should delete it.
  6. If you move your cursor over your red house icon and then click the right mouse button, you will see a "Clear Current Alerts" option. Selecting this option only clears the Alerts that the house icon is displaying and does not delete those same Alerts from your Alerts screen.
You will also receive an email summary of the Alert. DO NOT REPLY TO THIS ALERT EMAIL. This is just an additional Alert capability and gives greater detail than the house icon. Email and Desktop Alerts are used as indicators to check your Alerts page. This is where all Alerts are stored and you can find complete Alert detail. After viewing and taking action on an Alert, you should delete it.
 
Step Four: Set up your Loan Information.
 
On your Account page you can set up some default values for use with the Mortgage Calculator:
  • Annual Interest Rate
  • Down Payment Amount
  • Length of Loan
After inputing your default values, scroll down to the bottom of the page and click the "Submit" button after typing in your password in the "Save Changes" section.
 
Step Five: Add Properties To your Portfolio.
 
Your Portfolio is a place to save properties that you are interested in.
 
You can save properties to your Portfolio in one of three ways: From Alert Details, Search Details or Showing Requests.
  1. If you view your Alert Details and you are interested in the property, click the "Add to Portfolio" button. This action saves the property in your Portfolio.
  2. Property can also be added to your Portfolio from viewing the details of a property from Search Results in the same manner as the Alert Details.
  3. If you "Request Showing" of a property, it will be automatically added to your Portfolio.
 
Step Six: Getting Mortgage information from your "Mortgage Providers" page
Click on the pulseNetwork tab in the navigation bar to be brought to your Mortgage Providers page. On this page each of the Mortgage professionals that your realtor has a relationship with are featured. You can ask each of these professionals any questions you may have pertaining to the home financing process. There are four buttons next to each professional's information.
  • Request Pre-Approval
  • Request Rate Information
  • Contact Me
  • My Website
When you click each of the buttons (with the exception of "My Website") a prompt will be brought up asking you if you would like to add the selected mortgage professional to your pulseNetwork. If you choose yes, then an icon that says "Team Member" will appear next to the mortgage professional's information. There will be a "Remove" button underneath so that you can remove the person from your team at any time. If you click no when the prompt comes up then you will still be able to contact the mortgage professional, but they will not be added to your pulseNetwork.
Changes to properties saved in your Portfolio, including price, status, photo modifications and listing updates, will generate Alerts.
